Mistake #1 - Waiting for the 'Perfect Season' to Buy
I've always heard waterfront season is May 1--September 30th but my experience in this regrion is different. While spring and summer may feel like peak showing seasons—serious waterfront buyers shop year-round. I have found many actually prefer fall and winter in and around Kent Island because:
• Buyers can verify usable water depth when it’s at its lowest.--if they love it in the winter, they will love it even more in the spring and summer
•.Dock and lift look functional under realistic conditions
• Typically there are less buyers shopping meaning less competition
• Buyers can get in and settled before their first ful season in their waterfront
The right strategy matters more than the season.
