Why Selling A Waterfront Home Is Different Than Selling Any Other Hoime

When it comes time to sell your waterfront home, of course you start in the same place as when you sell any other home: 1-Size--overall square footage and 2-Condition. But there are more layers that come into play when determing value making it that much more important you work with an experienced, local agent that sepecializes in waterfronts.
 
To properly determine value, you need to consider:
1-Waterfrontage - how many feet along the shoreline does your property have? Waterfrontage can be more valuable than overall acerage.
2-Water Depeth - this is where you see on listings the abreviation of MLW whcih stands for 'Mean Low Water' - basially the average water depth. The deeper the water, the more valuable your waterfront is
3-View - Is your view a BIG unobstructed view or is it a creek view looking across to neighbors. The bigger the view, typically the more value there is.
4-Sunset or Sunrise- - To be fair, this determination is more about marketability than adding moentary value but overall buyers want a sunset view.
 
On Kent Island there are areas that have what I call 'Kent Ialnd Gold.' And that menas that there are three components: 1- Deep water (4'+), 2- Big View and 3- Sunset View.
